If you need another term or a break clause, you need to make sure that this has been included in the new agreement. If all goes well, when a fixed term ends, there are two ways to pursue the lease: a rolling contract has the advantage that neither party has to do anything, unless they want to terminate the lease, which may be useful in certain circumstances. So if the tenants moved before that date, that`s the end. Tenants are no longer responsible and the landlord no longer has the right to charge rent. Your lease automatically becomes a periodic lease if you survive the end of the limited term without a renewal contract. If one of the parties wishes to extend, it will probably pay a small amount. Many homeowners are willing to cover the costs in exchange for a longer rent with full occupancy of the property. If you are asked to pay this fee, you can offer to share the fee with the owner. If your landlord insists that you pay the annual fee, you should negotiate with them. Remind them how expensive it is to find new tenants instead of just covering this tax. If you want to terminate the lease for the fixed term rather than at the end, you can only do so if there is a break clause in the agreement. Break clauses are generally reciprocal and, since the law requires the lessor to grant two months of time under an AST contract, the tenant is generally required to do the same. If the lessor wishes to increase the rent as part of the renewal process, he or she should reach an agreement with you on the terms and conditions that would involve the rental fee before the extension is signed.

At this point, the lease is terminated for all parties, unless the lease says otherwise. If the other tenants stay and pay the same rent, it will not be simple business as usual, since the lease that existed before has been terminated with its terms.
